Should You Repair or Replace Your Roof?

A practical guide to deciding whether a local roof repair or wider replacement is the sensible next step.

Repairing one defect can be the right decision; replacing a roof can be the right decision too. The useful question is whether the issue is localised or part of wider failure.

Signs a repair may be enough

  • One or a small number of broken or slipped coverings.
  • A local flashing, valley, ridge, verge or gutter defect.
  • Sound surrounding coverings and no evidence of widespread movement.
  • A roof structure and underlay that remain serviceable where visible.

Signs replacement may deserve a closer look

  • Leaks appearing across several areas or after routine weather.
  • Perished underlay, failing battens or widespread broken coverings.
  • Movement, sagging or details that have been repeatedly patched.
  • Access would be needed again and again for separate repairs.

Questions to ask about the quotation

Ask what is visible, what can only be confirmed when the covering is opened, which materials are proposed, how access and scaffolding are handled, how waste is removed and what the sequence of work will be. A low headline figure is not useful if the scope is unclear.

Age is only one factor

Roof age can provide context but should not decide the outcome by itself. A well-maintained roof with a local defect may be repairable, while a younger roof with poor detailing or movement may need more work.
